Job Summary

The Superintendent oversees all on-site multifamily construction activities in Houston, Texas, ensuring projects are completed on schedule, within budget, and to exceptional quality standards. This role involves managing subcontractors, coordinating schedules, enforcing safety protocols, and maintaining effective communication with project stakeholders. The ideal candidate is a proactive leader with strong organizational skills and expertise in multifamily construction.

Key Responsibilities

  • Site Management: Supervise daily construction activities for multifamily projects, ensuring compliance with project plans, specifications, and timelines.
  • Subcontractor Coordination: Schedule and manage subcontractors, ensuring efficient workflows and adherence to quality standards.
  • Quality Control: Perform regular inspections to ensure work meets company standards, building codes, and multifamily design requirements.
  • Safety Compliance: Enforce safety regulations, maintain a secure work environment, and address hazards promptly.
  • Schedule Management: Develop and maintain construction schedules, proactively resolving delays or conflicts specific to multifamily projects.
  • Budget Oversight: Monitor on-site costs, manage material deliveries, and report variances to the Project Manager.
  • Communication: Provide consistent updates to Project Managers, clients, and stakeholders, addressing concerns and ensuring alignment.
  • Problem Solving: Resolve on-site issues swiftly, coordinating with teams to keep multifamily projects on track.
  • Documentation: Maintain accurate records, including daily logs, progress reports, and change orders.

Qualifications

  • Experience: Minimum of 5 years in multifamily construction supervision, with a proven track record managing apartment or condominium projects in Houston, Texas.
  • Education: High school diploma or equivalent required; bachelor's degree in construction management or related field preferred.
  • Skills:
    • In-depth knowledge of multifamily construction processes, local Houston building codes, and safety regulations.
    • Strong leadership and team management capabilities.
    • Proficient in construction scheduling software (e.g., Buildertrend, Procore) and Microsoft Office.
    • Excellent communication and problem-solving skills.
  • Certifications: OSHA 30-hour certification preferred; valid driver's license required.
  • Attributes: Detail-oriented, organized, and able to excel in a fast-paced, multifamily construction environment.

Physical Requirements

  • Ability to work outdoors in Houston's climate, including heat and humidity.
  • Capable of lifting up to 50 pounds and standing/walking for extended periods.
  • Comfortable navigating multifamily construction sites, including climbing ladders and scaffolding.

Work Environment

  • Full-time position based in Houston, Texas, with typical hours from 7:00 AM to 4:00 PM, Monday through Friday. Occasional evenings or weekends may be required to meet project deadlines.
  • Primarily field-based, with regular travel to multifamily job sites within the Houston area.
